Transforming Roof Asset Management for a Large U.S. School District
Client Background
A large school district in the southeastern United States oversees a vast portfolio of educational facilities spanning tens of millions of square feet. The district was facing increasing challenges with aging roofs, rising maintenance costs, and complex warranty requirements. With student safety, compliance, and budget stability at stake, district leaders sought a proactive, vendor‑agnostic approach that would bring clarity and control to their roofing program.
Challenge
Prior to engaging Mantis Innovation, the district struggled with unpredictable roofing failures that led to operational disruptions and costly emergency repairs. Warranty compliance was difficult to maintain, putting valuable coverage at risk. Deferred maintenance had accumulated over several years, creating financial strain and limiting the district’s ability to plan effectively. Without a reliable, data‑driven method for identifying priorities, the district found itself in a reactive cycle that made long‑term capital planning nearly impossible.
Solution
Mantis Innovation delivered a comprehensive, end-to-end roofing program designed to address these challenges head-on. Our team conducted detailed roof assessments and provided consulting to guide decision-making. We developed scopes of work, prepared construction cost estimates, and designed technical plans and specifications to ensure quality and compliance. From bid support and project management to construction quality assurance, we oversaw every step of the process. In addition, we performed warranty inspections and preventive maintenance to extend roof life and protect manufacturer coverage. To enable smarter planning, we integrated data from our Perform platform into the district’s asset management software, giving the district the tools to make informed, strategic decisions.
Results & Impact
The partnership with Mantis Innovation has transformed the district’s approach to roof asset management. As of spring 2025, we have assessed over 13 million square feet of the district’s 32 million square feet of roofing. Our team has completed 767 repairs and conducted 272 warranty inspections, with 86 more in progress. In just three months, we performed preventive maintenance on 8 million square feet of roofing. Armed with this data, the district has allocated $4 million for prioritized repairs in 2025 and is now positioned to reduce deferred liability and flatten its capital budget over time. By ensuring compliance with manufacturer standards and implementing proactive strategies, the district has gained control over its roofing program and mitigated long-term risk.
