Enabling Power-Ready AI Infrastructure at Scale
Challenge
A large digital assets and AI infrastructure firm was developing one of the largest single-campus data center projects in the U.S. Located on more than 1,500 acres in Texas, the site was being transformed from a Bitcoin mining operation into a liquid‑cooled AI and high‑performance computing (HPC) campus designed to support hyperscale workloads. As the organization accelerated this pivot, higher power densities, ERCOT market dynamics, and aggressive tenant delivery schedules increased risk. Midway through Phase 1, a nonperforming Electrical Power Monitoring System (EPMS) vendor missed key milestones, putting commissioning timelines and major lease commitments at risk.
Solution Mix
The client implemented a unified EPMS platform providing a single source of truth for electrical, HVAC, and liquid‑cooling performance across the campus. The approach enabled recovery of lost schedule time, supported reliable 24/7 AI operations, and created a scalable energy management framework as the site expands toward multi‑gigawatt capacity.
Results
The developer stabilized delivery, strengthened investor confidence, and positioned the campus for long-term AI growth:
- Recovered missed EPMS and commissioning milestones
- Secured $1.4B in project financing for expansion
- Approved to scale power capacity beyond 1.6 GW, targeting 3.5 GW
- Enabled an 800 MW long-term commitment from CoreWeave
