Design
For clients managing large portfolios, Design Light leverages existing survey data to develop specifications and bid-ready scopes — an efficient solution for high-volume project programs. Design Heavy deploys architects, registered roof consultants, or engineers on-site to produce forensic assessments and near-construction-grade document sets, including stamped drawings for projects requiring permit compliance.
Bid Management
Mantis manages the full bid cycle: pre-bid site meetings with contractors, RFI administration, bid form development, competitive bid analysis, and award recommendation. Recommendations are based on best fit — not just low price — with schedule development completed in coordination with the selected contractor.
Construction Management
Our project managers can be on-site daily for quality assurance or manage remotely based on project complexity. Mantis can hold the contract as GC on behalf of clients or serve as a management layer when the client holds the contractor relationship directly — flexibility built around how you operate.
Project Closeout & Warranty Administration
At project completion, Mantis conducts commissioning, warranty walkthroughs, and performance verification to confirm work was installed to spec. Warranties are collected and uploaded to Perform, giving you a permanent, accessible record tied directly to the asset.
