Challenge

Shore Towers, a 23-story, 409-unit luxury waterfront condominium spanning more than 300,000 square feet, sought to improve energy efficiency. Built in 1989, the property needed modern lighting upgrades to reduce energy consumption, support long-term facility performance, and preserve the aesthetic standards expected in a premium residential community.
 
The property team faced a common challenge for large multifamily facilities: how to improve energy efficiency in occupied spaces without inconveniencing residents or affecting the building’s appearance and functionality.
 

Solution

Drawing on its experience delivering turnkey energy efficiency projects, Mantis outlined a clear path forward to improve performance and preserve the property experience:
  1. Assess lighting and controls opportunities throughout common areas and shared spaces.
  2. Upgrade existing fixtures with energy-efficient LED lighting while preserving aesthetics.
  3. Implement occupancy sensors and daylight harvesting controls to maximize ongoing savings.
 
The project included lighting and controls upgrades across all 23 floors, three stairwells, fitness areas, and garages. To streamline installation and minimize disruption, a specialized surface-mount retrofit solution enabled new LED fixtures to be installed directly onto existing concrete ceiling surfaces, supporting faster implementation.
 

Results

The completed project helped Shore Towers reduce the ongoing costs associated with inefficient lighting while creating a more energy-conscious, future-ready residential environment. By combining efficient LED technology with intelligent controls, the property reduced energy demand, improved operational performance, and advanced long-term sustainability goals without compromising resident comfort or property value.
