Improving Lighting Performance Through Intelligent Controls
Challenge
A leading multi-tenant colocation facility sought greater lighting control across its four-story data center while reducing energy consumption and achieving a rapid return on investment. As customer occupancy and space requirements evolved, facility teams needed a more flexible way to manage lighting levels and configurations without sacrificing efficiency.
The existing lighting infrastructure limited flexibility and visibility. Continuing with legacy systems risked unnecessary energy consumption, higher operating costs, and added complexity when adapting spaces to changing tenant needs.
Solution
To support both operational and financial objectives, Mantis implemented a lighting modernization strategy centered on energy-efficient LED technology and advanced wireless controls.
The project followed a clear path to improved facility performance:
- Retrofit existing lighting with high-efficiency LED fixtures.
- Deploy advanced wireless controls throughout the facility.
- Enable occupancy sensing, daylight harvesting, and customizable lighting zones.
The new system provides granular control of light levels while allowing facility teams to quickly regroup and rezone fixtures through a handheld device. This flexibility helps support changing tenant layouts and operational requirements while optimizing energy performance.
Results
The upgraded lighting system improved energy efficiency, streamlined facility management, and delivered the flexibility needed to support a dynamic colocation environment. By replacing legacy infrastructure with connected controls and efficient lighting technology, the facility improved day-to-day operations while achieving meaningful financial and sustainability outcomes.
Performance Outcomes:
- $40,000 in total annual savings
- 216,800 kWh reduced annually
- $28,000 in incentives captured
- 151 metric tons CO₂e reduced annually
- Less than 2 years project payback achieved
