BMS Integration for a Hyperscale Colocation Data Center

 

Challenge

A confidential hyperscale colocation data center developer was constructing a new facility in Ashburn, Virginia, to meet growing demand for cloud and digital infrastructure. The project included 200,000 square feet of raised-floor space across 10 data halls, delivering 70 MW of power capacity via an N+1 DX cooling architecture.
 
As construction progressed, the client needed complete visibility into facility operations while ensuring reliable power monitoring, environmental control, and long-term operational resilience. Gaps in system integration could affect energy efficiency, facility performance, tenant compliance, and future scalability. Mantis partnered with the general contractor to deliver a cohesive controls strategy supporting initial operations and ongoing tenant requirements.
 

Solution

Mantis designed and implemented an integrated Electrical Power Monitoring System (EPMS) and Building Management System (BMS) to create a unified operational platform for visibility, control, and resilience.
 
The approach focused on three key steps:
  1. Establish end-to-end monitoring across the electrical distribution network, from utility service through 25 UPS pods and tenant subfeeds.
  2. Integrate HVAC systems, fire alarm monitoring, and advanced zoning and staging strategies to improve energy efficiency and operational resilience.
  3. Deliver actionable visibility through graphical dashboards, alarm management, and historical trending to support decision-making across critical facility data.
 
The project also included installation, programming, startup, and commissioning of the controls infrastructure to support a successful facility launch.
 

Results

The project was delivered on time and on budget, helping the client avoid costly delays, change orders, and scope gaps during a complex hyperscale build. The integrated platform created a strong operational foundation while supporting customer fit-outs, rack-level environmental monitoring, and telemetry delivery required to maintain strict tenant SLAs.
