Roof asset management to improve performance and safety, and to reduce costs, leaks, and operational disruptions.

 

Challenge

A federal research campus managing a large, mission-critical portfolio of facilities lacked visibility into the condition, inventory, defects, and life safety issues, nor what fall protection devices they had across their roofing portfolio. They contracted with Mantis Innovation through GSA, seeking to:

  • Reduce the overall operating and capital budgets
  • Maintain/increase protection for sensitive equipment
  • Increase the portfolio’s expected roof service life
  • Decrease leaks across the portfolio
  • Improve safety and provide an overall better experience for its employees and patients
 

Solution

Mantis assesses and inventories the operator's roof assets, including condition, equipment, safety features, defects, recommended repairs, fall protection devices, roof hatches, fixed ladders, and other roof-related appurtenances. We perform preventative maintenance during these assessments and recommend small projects for necessary repairs or safety issues.

When a roof fails or exceeds its useful life, we develop a capital plan for repairs, restoration, or replacements, recommending the most cost-effective system based on longevity, purpose, warranty, and budget. We provide 24/7/365 leak response and emergency repair work, offering temporary measures to stop water intrusion, minimizing interior damage, and correcting small problems before they escalate. We also manage the installation of fall protection for required roof areas.

 

Results

Since the program's launch in 2023, the operator has achieved measurable improvements in visibility, safety, and asset performance across its roofing portfolio.

  • 3,250 defects recorded
  • 30 life safety issues identified (LSIs)
  • 1,487 safety anchors identified and certified
  • 1,525 repairs completed
  • $3,522,080 in additional repair needs identified
  • 601 roof sections identified requiring safety anchors

Across 2.8 million square feet and 135 buildings, the program continues to deliver a more proactive, strategic approach to roof asset management—reducing risk, improving safety, and extending asset life.
