The Challenge

This large research and development campus started out as a small operation on a converted cattle ranch and has grown to more than 2 million square feet of state-of-the-art laboratories, facilities, and offices.

The client engaged with Mantis in 2017 to provide facilities management consulting for its myriad roofs, parking lots, and access roads which, together, create significant complexity when prioritizing maintenance, repairs, and replacements.

They also had ambitious energy use reduction goals but they were unstructured with no clear starting point.

Connecting the dots between these assets and expenses would be challenging on in-house resources alone.

The Solution

Mantis has helped the client shift to a proactive roofing and pavement program by executing campus-wide assessments on over two (2) million square feet of roofs and five (5) million square feet of roads and parking lots across more than 1,200 acres since 2019 and benchmarked against our data from over 3 billion square feet of roofs.

We also performed a campus-wide energy performance assessment to understand their cost savings potential and high-ROI quick wins.

 

The Results

The implementation of our Roof Asset Management Plan (RAMP) will save $7 million over ten years by extending roof life and preventing leaks.

The implementation of our Pavement Asset Management Plan (PAMP) will extend the 20-year design life of their pavement portfolio an additional 10-20 years.

These plans sequence capital and preservation projects to achieve a smooth, predictable, year-over-year budget plan.

By providing a roadmap for improved energy performance for their least efficient buildings, the client will realize over $1.1 million in annual energy cost savings.
